The median list price is hovering around $862,000, while July’s median sale price came in close at $865,000—a 7.2% dip compared to last year. Homes are moving faster, too, with an average of just 21 days on the market, which is about a week quicker than what we saw last summer.

Notably, 43 homes sold in July, a healthy jump from 32 sold during the same month last year, showing that buyers are still very much engaged. Entry-level opportunities remain strong with about 11 homes listed under $500,000, and condos and smaller 2–3 bedroom homes near Arsenal Yards continue to be the fastest movers. These are particularly attractive to first-time buyers, downsizers, and investors alike. Overall, the Watertown market is showing steady momentum—slightly softened prices, but no shortage of demand.
